Everything is saved inside your browser on this device. Nothing is uploaded and there is no account, so no company holds a copy of your deals, rehab budgets and rentals. They are not encrypted, though: anyone who can use this device and browser can open them, so keep the device locked. Download a backup regularly (Settings → Data & backup → Back up now) and keep it somewhere as safe as the records themselves.
Yes. Open index.html and it runs fully offline. You can also host the folder on any website and choose “Install app” in Chrome or Edge to get a desktop or phone icon that works offline.
Yes. The layout adapts to phones and tablets with a bottom navigation bar. Each device keeps its own data, so use Back up / Restore to move records between devices.

By the rule you set: the after repair value times your percent, less the rehab. At 70%, a house worth $246,000 once fixed that needs $31,500 of work has a maximum offer of 70% × $246,000 − $31,500 = $140,700. The analyzer tells you how far over or under it your price is.
Total project cost is the purchase price, closing costs to buy, the rehab, holding (months × monthly holding costs), financing (points, lender fees and interest on the loan for the hold) and selling costs (agent commission and seller closing costs as a percent of the ARV). Profit is the ARV less that total. Return on your cash is the profit divided by the cash you put in — everything before selling, less the loan — and the annualised figure is that return × 12 ÷ the months held, not compounded.
Rent a year less vacancy is the rent collected. Take off taxes, insurance, repairs, capital expenses and management (percents of the full rent), HOA, utilities you pay and other costs to get net operating income. Cash flow is that, less twelve monthly principal-and-interest payments from the standard amortisation formula. Cap rate is net operating income ÷ the price; cash-on-cash is a year’s cash flow ÷ the cash you put in.
Everything it cost to buy, fix and hold the property, plus the refinance closing costs, less the new loan. If the new loan covers all of that, you have pulled out more than you put in, and the app says so instead of showing a cash-on-cash return.
No. Every figure is arithmetic on the numbers you typed. The app does not value property, does not know your lender’s terms and gives no financial, legal or lending advice. Check a deal with your own lender, inspector and advisers before you commit money to it.
No. It is for evaluating and running deals. The portfolio follows each rental as an investment — value, loan, equity and cash flow from its analysis — with no tenants, leases or rent ledger.
Only what you put in Settings: your name and title, and the company name, phone, email, website and logo from Business profile. Leave them blank and the sheet says “Your name”; nothing is taken from the sample data or invented.
Yes. Settings → Deal analyzer defaults sets what every new analysis starts with — the max offer rule, closing and selling costs, hard money terms, rental percents and refinance terms — and every figure can still be changed on the deal itself.
No. It is made for one person on one device, and records do not sync between devices. To move to another device, save a backup and restore it there.
No. It runs offline on your own device, so there is no booking page for customers and it does not take card payments. You record bookings and payments in it yourself, including ones taken by phone, card reader or another website.
